Built in 1940, 2601 Pennsylvania Avenue houses nearly 500 residential condominiums and 11 commercial units. Located across from the famous Philadelphia Museum of Art, 2601 Parkway Condos features a restored marble lobby and pretty incredible views of both the Art Museum and skyline. The amenities include: 24-hour doorman and concierge service, maintenance services, a fitness center, a free shuttle service that delivers you to Center City, bicycle storage, and a community room for residents only. Running, walking, and biking the Schuylkill River Trail is one of Philly’s favorite forms of exercise, and this building provides super easy access as it’s just a block or two away. There’s usually a fair amount of inventory in the building listed for sale, but that’s partially due to there being almost 500 units. It’s a bit of a student/young professional building, which the prices reflect and that explains the semi-high turnover.

Cityview Condos

Cityview Condos is right on the fringe of the Fairmount and Logan Square neighborhoods as it’s separated by the Ben Franklin Parkway. Cityview Condos consists of two separate buildings, a north and south tower. Both buildings have separate entrances with separate doormen, however they are also connected internally by a hallway. There are studios, one, and two bedroom condos available in each building. The building does feature some amenities, which include an outdoor pool, a fitness center, and tennis court. If you’re able to land a unit with a southern view, then you will most likely be rewarded with an excellent view of the skyline. The building is pet friendly and deeded parking is available. There are some shops/fooderies located on the base floor of the building, as well as some options directly across the street (not to mention all of Fairmount’s offerings that are within walking distance). Cityview Condos offers units in a variety of conditions and would be classified as an “affordable” building.

Greenshire On The Park

Greenshire on the Park consists of 4 separate buildings, with 50 or so total units, in which about half are bi-level townhome condos and the other half or so are flats. All condos have parking (some have the luxury of a garage and the rest outdoor parking). Greenshire on the Park enjoys the luxuries of condo living without the feel of walking down a hallway with 20 different doors and 20 different condos. It’s located across from the Schuylkill River Trail and a stone’s throw away from the Philadelphia Museum of Art. It has a Fairmount address in the 19130 zip, but is still an easy commute/walk to Center City and the business district. While you’re not elevated high in the sky at Greenshire on the Park, certain condos still possess solid views. The association is pet friendly.

Park’s Edge Condos

Park’s Edge Condos, located on the edge of Fairmount Park and in the former home of Bergdoll Brewery, is a 24-unit luxury condominium conversion. Most, if not all, of the condos are 1 bedroom bi-level loft style units where the bedroom is elevated overlooking the rest of the unit. These condos are very urban and contemporary with dark woods and stones, and a bit of an industrial feel. The condos do have deeded parking and is pet friendly. There is no doorman, and there’s no gym/pool. Nestled in the northwest pocket of the Fairmount neighborhood, Park’s Edge provides easy access to Fairmount Park, University City, the Schuylkill River, and the rest of Fairmount’s offerings.

The Colonnade Condos

The Colonnade Condos, located at 1601 Spring Garden Street, feature a large, grand lobby with a 24-hour doorman and a pretty cool fountain. Originally a hospital, The Colonnade houses a gym, storage lockers, bike storage, and secure entry. Most of the units are either a studio or one bedroom condo, and feature high ceilings. Units in a variety of conditions can be found. These condos are definitely some of the most affordable in the Center City area of Philadelphia. This is a pet friendly building.

The Philadelphian Condominiums

The Philadelphian Condominiums is the largest condo building in the entire state of Pennsylvania, housing over 700 units. It is located just off the Ben Franklin Parkway/Kelly Drive and is across from the Philadelphia Museum of Art. Condo fees are definitely high, but they include many amenities, such as: 24-hour doorman and concierge service, bike storage, cable TV, commercial businesses and services (restaurant, grocery store, bank, pharmacy, etc.), shuttle service to Center City, fitness center, indoor and outdoor pools, library, card room, on-site parking (available for rent on a first come first serve basis), art studio, laundry room, and social rooms. The building is broken down into three wings (A, B, & C), and there are great sized balconies off most units. The Philadelphian Condominiums is an older condo building in the Center City area, and therefore it’s easy to find units in great condition, okay condition, and not so good condition. Condos that face south with skyline and museum views also carry a higher price tag. Surprisingly, the building is not pet friendly. With over 1,000 people living in the building, the Philadelphian Condominiums at 2401 Pennsylvania Avenue is its own mini-city.

The Tivoli Condos

The Tivoli Condos is definitely a unique property with a less traditional setup than most other condo buildings in Philadelphia. The Tivoli features a standard high-rise condo building, but in addition to it, there is an attached low-rise building with more condos that face a really different and cool courtyard/lawn. The condos are appointed with top-end finishes from the hardwood floors, to the granite counters, to the maple cabinetry. The high-rise houses one, two, and three bedroom condos. The low-rise features two and three bedroom condos/townhomes. The low-rise units also have private balconies or patios. The building is located towards the fringe of the Fairmount neighborhood and is an easy commute/walk into the business district. There is also a public park across the street which is great for pets, picnics, and various other outdoor activities. The building is pet friendly, parking is available, there is a doorman, there’s a fitness center, and a conference room with pool table. The Tivoli Condos are definitely a great option for someone looking for the conveniences of condo living with a flare.
