If you’re looking for urban, contemporary, loft living, then 1352 Lofts may just be the place for you. These loft condos have soaring ceilings, large open spaces, and floor to ceiling windows (keep in mind the ceilings are 20 feet high!). These condos embrace the loft-style with the concrete ceilings and concrete pillars/columns, the exposed ductwork and piping, as well as, the steel and glass construction. The building is pet friendly, there are covered deeded parking spaces available, and the floor plans range from 1,100 to 2,500 square feet. These condos have European-style designer kitchens with custom cabinetry and top tier appliances. Many, if not all, of the units possess a balcony, and the building has a 24/7 doorman/concierge service. Located on South Street about a half block off the Avenue of the Arts, 1352 Lofts is a 5-story building that features both bi-level and flat condos. Available are studio, one bedroom, or 1 bedroom + a den units. Most are loft style with stairs leading up to an open bedroom that overlooks the rest of the condo. These condos are very, very cool…in my opinion.

Center City One Condos

Center City One Condos is a no frills high-rise building located on 13th and Spruce just steps from the Avenue of the Arts. This is a pet friendly, doorman building that does have parking available. Center City One Condos won’t blow your mind with amenities (there is no fitness center, conference room, theatre room, etc.), and it doesn’t have a grand lobby or fancy hallways, however, it’s in a great location and is just a solid building. The prices don’t tend to break the bank either. You can find studios, one bedroom, and two bedroom condos, and one of the benefits of these condos is that they all come with a balcony…which is awesome and semi-rare. Being a high-rise, and due to its location, many units have pretty spectacular views of Center City. You can find condos in the building in a variety of conditions, which obviously plays a factor in terms of price. The studios and two bedroom condos are a nice size and have functional layouts, but personally, I think the one bedroom condos have really great size and layouts with large living areas with a separate, defined kitchen space, and big bedrooms. For the location and size, it’s often difficult to beat the price.

Located right on Washington Square, 220 West Washington Square Condos is a 7-unit, 7-story condo building. With each condo occupying an entire floor, all units have exposure to Washington Square. The condos vary in size (3,000+ sq ft to 4,000+ sq ft), and most come with parking. When the building was developed, the original purchasers were given a lot of freedom in designing their condo, so contrary to many other condo conversions, the units really differ in style/finishes. Due to the building’s location on Washington Square, it certainly possesses a highly desirable address, and the condos are equipped with stunning views. The penthouse in the building is pretty spectacular with 7,000 sq ft and a private, 1,500 square foot rooftop patio. These condos are highly sought after, which the price tags reflect.

Furness Flats Condos

Furness Flats, located on S. 13th St. between Locust and Spruce Streets, features 14 condos in Philadelphia’s hip Washington Square West neighborhood. The garden and first floors of the Furness Flats house 6 condos, one of which is bi-level, the second floor has four flats, and the third and fourth floors are home to a total of four condos, one of which is bi-level. These condos are either one or two bedroom units with rather unique floor plans, high ceilings, shared gardens, and a few private outdoor spaces. These condos are located close to Jefferson Hospital, Pennsylvania Hospital, and the Avenue of the Arts. The building is pet friendly, but there is no parking, doorman, or gym.

Knights Bridge Condos

They weren’t messing around when they developed the majestic Knights Bridge Condos back in 2006. These two and three bedroom condos boast lots of square footage, multiple bathrooms, high end finishes, private parking, and exclusive balconies/terraces. These condos range from about 1,100 square feet to 3,700+ square feet. The craftsmanship is impeccable and every detail is well thought out. At Knights Bridge Condos you can find the following in various units: French doors leading to a private deck, breakfast bars, marble bathrooms, custom cabinetry, designer kitchens, hardwood floors, fireplaces, stainless steel appliances, large living/dining areas, and custom millwork. In addition to the living areas, most units contain a den. These condos are an elevator building and are two brownstones that have been combined into one. There is no doorman, and the build is pet friendly.

Le Grenier Condos

Le Grenier Condos, a 7-story condo building in the Washington Square West neighborhood, sits on the corner of 11th and Spruce Streets and is home to a total of 19 condos. This is an elevator building with no doorman or parking. These condos are pet friendly and the building has a very elegant lobby. Le Grenier is a sleek, contemporary building with lots of glass windows and great exposure to natural light. The building was intended to house condominiums as it was newly constructed from the ground up in the early 2000s. Some of the units on the higher floors have some pretty cool views, and the condos were completed with high end finishes, including: hardwood floors, granite counters, stainless steel appliances, and marble bathrooms. Since the intention was for this to be a condo building, the units feature spacious, traditional, and functional layouts.

Strickland Row Condos

Strickland Row Condos is a row of brownstones that have been subdivided into condo units and transformed into a small community. What few people realize as they walk down 10th and Spruce, and see a row of normal looking homes, is that Strickland Row lies on the other side which includes an outdoor pool and courtyard, which is extremely unique. The interior of the condos are what you would expect from the exterior of the building – lots of character, detail, and charm. For those who really want to feel like they’re living in colonial Philadelphia, then this is a good place to land. The condo fees are on the high side, which is a turnoff for some, but it’s rare to find a low-rise building with an outdoor pool and communal roof deck. These condos span across 5 buildings and have some of the cooler fireplaces in the city. These condos do not have parking, a doorman, or a fitness center. However, it is pet friendly and the location is difficult to beat as it’s within walking distance of all of Center City’s offerings.

The Arts Condominium

The Arts Condominium has a really great location on Locust Street just steps away from the Avenue of the Arts. Ranging from studios to the 2 bedroom penthouse, The Arts Condos enjoy a grand lobby with a 24-hour doorman, a communal laundry facility, bike storage, and a gym. The building is comprised primarily of studios, and to be completely honest, these studio condos are small (most are under 400 square feet and feature a kitchenette rather than a kitchen). The condo fees include all of your utilities (excluding cable/internet). The building originally attracted a lot of cash investors due to the price tag and continues to do so as this is definitely the only building in the Washington Square West neighborhood (if not all of Center City) where you can buy a condo for under $100K. Due to the heavy concentration of investors it has become difficult to obtain financing in the building as the tenant occupant to owner occupant ratio is heavily distorted in favor of tenants (meaning most of the residents in the building are renters rather than the condo owners which banks don’t like). The turnover is high in the building resulting in there usually being a fair amount of inventory available. Many of the upper floor units have great views, and the location is awesome. If you want to get in the neighborhood for cheap, then The Arts Condominium has the condos for you.

The Amsterdam Condos

The Amsterdam Condos is a low-rise condo building located on a beautiful, primarily residential, tree lined street. The location alone makes The Amsterdam Condos extremely desirable. The building is home to one and two bedroom condos, it is pet friendly, and certain units do have parking. There is no doorman or any fancy amenities like a gym or pool. The Amsterdam is made up of three separate brownstones, 1029, 1031, and 1033 Spruce Street. There are both bi-level condos and flats available. The units feature an in-unit washer/dryer, and most of the condos have more of an old-world feel, as opposed to, a modern/contemporary look. When you see the street and the exterior of the building, the interior blends nicely. Many units have detailed molding and parquet flooring. As previously mentioned, the location is highly desirable and The Amsterdam offers condo living without the high-rise atmosphere.

The Ayer Condos

The Ayer Condos emits luxury. Located right on Washington Square, The building was originally home to the nation’s first advertising agency. The building houses one, two, and three bedroom condos, four penthouses, and is loaded with amenities, which include: 24/7 front desk concierge service, valet parking, Mercedes Benz chauffeur driven service, and a state-of-the-art fitness center with private terrace. These condos do come with parking and are pet friendly. The Ayer doesn’t skip a beat. The city’s top architects and designers collaborated to create this masterpiece. The services, the finishes, the lobby, the amenities, etc. are both elaborate and luxurious. The building screams class, and the location is difficult to beat. The one bedroom plus den condos are the smallest and most affordable in the building…and you’re looking at close to a million dollars for one of those units. The views are spectacular and the details are remarkable. The Ayer Condos was once home to Philadelphia Phillies great, Chase Utley and his lovely wife Jen.

The Clinton Condos

Clinton is a smaller, side street located in between Spruce and Pine Streets. Clinton Street only extends two blocks from 9th Street to 11th Street and is very quaint, very pretty, and very Philadelphia. The Clinton Condos is home to 16 units (both bi-levels and flats). All condos are either one or two bedroom units. Some, but not all, feature parking and outdoor patios. The condos range from about 650 square feet to roughly 1,450 square feet. These condos are very close to Jefferson Hospital and Pennsylvania Hospital. They are very centrally located and are a short walk from Washington Square, Rittenhouse Square, and Old City/Society Hill.

The Hopkinson House Condos

The Hopkinson House Condos is located on the southern end of Washington Square. These condos are housed in a 33-story high-rise building which has been awarded for its outstanding quality of design. Consisting of efficiencies, studios, one, two, and three bedroom layouts, The Hopkinson House has remarkable views of Washington Square, the Philadelphia skyline, Society Hill, and the Delaware River. Many of the units have balconies that offer up spectacular views and help bring the outdoors in. The building includes a list of amenities for the residents to take advantage: 24/hr front desk services; doorman services from 7 a.m. to 11 p.m.; indoor parking in the basement of the building; a rooftop with season view and 36o degree views; and a rooftop solarium that can be rented for private parties/events. Most of your utilities are included in your condo fees (including heat and A/C). All of the condos either have northern or southern exposure. Northern exposure provides views of Washington Square. Southern exposure provides views of Society Hill and the Delaware River (on the higher floors). The price point to get in tends to be pretty reasonable considering you’re living right on Washington Square, and as a result, demand is usually pretty high.

The Lauren Condos

The Lauren condos is a 4-story elevator building located in Washington Square West close to the Avenue of the Arts. The Lauren consists of a total of eight, two bedroom condos with parking available. There is no doorman and no gym, but it is pet friendly and some, if not all, condos have balconies. All of the condos are flats, meaning one floor of living space. These condos feature open floor plans, custom kitchens, and hardwood floors. The private balconies bring the outside in, and no detail was ignored as the finishes are top notch. The location is amazing as it is only a few short blocks from both Washington Square and Rittenhouse Square, as well as Jefferson and Pennsylvania Hospitals and the Avenue of the Arts. It’s difficult to get more centrally located than The Lauren Condos.

The Lenox Condos

The Lenox Condos, located on the corner of 13th and Spruce Streets, consists of studios, one, two, and three bedroom condos. Referred to as a pre-war building, the Lenox Condos have a nice blend of original details with modern amenities. Conveniently located close to Jefferson and Pennsylvania Hospitals, The Lenox is a doorman building, however it’s not 24/7, they’re on a schedule. There’s a communal laundry room in the basement, and deeded parking is available. The building is pet friendly, however there is a two pet limit, and I believe certain breeds of dogs may be prohibited. The condo fees include all of your utilities except for electric and cable TV (even basic internet is included). Anyone interested in the architectural details can certainly appreciate The Lenox Condos as they’re not your typical recently converted condos with your standard high end finishes. There are many old world characteristics from the molding to the parquet floors that distinguish The Lenox and provide lots of charm. These condos are very centrally located and are an easy walk to both Old City and Rittenhouse.

The Victory Condos

If you’re walking down Chestnut St. and approaching 10th St., then it’s difficult not to take notice of The Victory Condominiums and its white façade. The architecture is known as Second Empire Style, which is French, and happens to be pretty eye catching. The building actually has two separate entrances – one on 10th St. which is where the 24/7 doorman sits, and one on Chestnut where access is controlled by a key fob. The Victory Condos has one of the coolest staircases in all of Center City, Philadelphia with its marble stairs and giant white pillars with detailed carvings. The building is home to one and two bedroom condos. There are both flats and bi-levels available and a multitude of floor plan options. One bedroom condos range anywhere from 400 or so square feet to 900+ square feet, and the condos can come in a variety of conditions from completely renovated to need some TLC. This condo building has a great location and is very close to Jefferson Hospital and Pennsylvania Hospital.

The White Building Condos

The White Building Condos, located on South 12th St., is a modern loft-living condo building defined by its barrel-vaulted ceilings, its abundance of exposed brick, and its rounded oversized windows. Consisting of 24 condos with one and two bedroom floor plans (there’s at least one situation where two units have been combined to form a large, three bedroom condo), these units have custom stainless steel cabinetry and appliances, marble countertops, Brazilian cherry-wood floors, exposed ductwork, custom iron staircases, fiberglass bath tubs, ceramic tile showers, and custom bathrooms with Italian finishes. These condos were developed in 2008, its pet friendly, and there’s a fitness center. There is no doorman, and no on-site parking. Located in the 19107 zip, this Washington Square West a/k/a Midtown Village condo building is home to some really cool condominiums.

Washington Mews Condominiums

Washington Mews Condominiums is more of a little community than a condo building. Washington Mews combines condo living with the outdoor space and privacy of a townhome. Located close to Jefferson Hospital, Washington Mews offers an array of floor plans/layouts, is pet friendly, has beautiful courtyards/gardens, and is across from the refurbished Seger Park. Washington Mews is actually the oldest condo association in the state of PA. These condos offer bi-level living and many come with fireplaces. These condos are kind of set up like townhomes cut in half creating an upper and lower unit. Each condo has accessible entry from the outdoors. These condos offer a unique and cool layout with a great central location at a price point that’s affordable for many buyers.

Western Union Building Condos

The Western Union Building Condos are located right on the corner of 11th and Locust Streets…practically a part of Jefferson Hospital’s campus. You can find one, two, and three bedroom condos (many also with an additional den space) with a variety of floor plans. Both bi-levels and flats are available. Not all, but some condos do feature a private terrace, and many of them are extremely large (some are 300+ square feet…you can find studios in the city smaller than that!). As with most high-rises, some condos have spectacular views, while others have no views. Since views, square footage, and outdoor space vary depending on the layout, it’s not uncommon to see relatively drastic differences in price for condos with the same number of beds/baths. This is a doorman building, there is a gym (on the smaller side), and parking is available which includes valet service.
